First of its kind project in Guilford offers eco-friendly, affordable homes

In the recently-incorporated town of Guilford in Connecticut, a new affordable housing project has been gaining traction among new residents. The nonprofit developer Green Planet Company created pre-fabricated, energy-efficient homes all selling for under $280,000, which were built under the Great Hill Cottage Community initiative on former forest land. The homes are designed to meet the U.S. Department of Energy’s “Net Zero Energy Ready” standards, offering long-term savings through sustainable features like heat pumps and on-site energy efficiency. While the town plans another affordable housing project on Saw Mill Road, local officials say limited infrastructure and zoning constraints make large-scale development difficult, prompting a focus on smaller, incremental progress.
