NGBS Green 2025 edition: What to know for existing structures
The new NGBS Green 2025 edition standardizes existing building retrofits for single-family homes by offering ten flexible compliance tracks tailored to project-specific conditions.
Unlike new builds, which start with a clean slate, NGBS understood the headwinds in certifying a remodeled home.
Project teams can select asset-level performance benchmarking against 2021 IECC baselines with carbon tracking, simple prescriptive component checklists for minor retrofits, unit-level ERI target scoring, specialized tropical zone criteria emphasizing passive ventilation or operational ENERGY STAR scoring through the portfolio manager.
The baseline for water efficiency is for existing properties expanded to four paths, including modeled usage reduction reports, operational EPA peer benchmarking, prescriptive fixture verification and comprehensive Water Rating Index property scoring.
These changes now deliver a workable path to certification for any project.
