2025 NGBS introduces alternative compliance pathways
As homebuyers increasingly prioritize sustainability, resilient building and high-performance homes, the 2025 NGBS is responding. On July 16, 2026, the 2025 NGBS introduced new alternative compliance pathways that make it easier to move beyond ENERGY STAR or DOE Efficient New Homes and achieve comprehensive green building certification.
For years, ENERGY STAR and DOE Efficient New Homes, previously known as Zero Energy Ready Homes, or ZERH, have been reliable benchmarks for energy-efficient construction. But in 2025, energy efficiency alone is no longer enough to earn full Green Building Certification.
Recognizing that many projects already meet advanced energy programs, the 2025 NGBS introduced streamlined alternative compliance pathways within the Energy Efficiency chapter that translate ENERGY STAR, DOE Efficient New Homes and code compliance directly into NGBS Green Certification levels.
Bronze certification can be achieved by meeting ENERGY STAR SFNH v3.1, ENERGY STAR MFNC v1.1, or the 2021 IECC.
Silver steps up with ENERGY STAR SFNH v3.2, ENERGY STAR MFNC v1.2, or compliance with the 2024 IECC.
Gold aligns high-performance programs like DOE Efficient New Homes single-family or multifamily, DOE Efficient New Homes v2 pathways, or IgCC Chapter 7 with stringent air-leakage testing.
Emerald, NGBS’s highest level, rewards true leadership: net zero energy performance, IECC Zero Energy appendix compliance or PHIUS CORE/PHIUS ZERO certification.
These pathways eliminate redundancy while encouraging project teams to leverage existing energy achievements into broader sustainability outcomes.
